Seawalk North Rehabilitation
The Strata Council for this residential building engaged RJC to analyze previous reports on the buildings condition and to provide solutions to the water leakage problems with the building exterior.
After a detailed investigation of the buildings enclosure, it was determined that much of the enclosure required replacement to address performance issues.
The rehabilitation involved the replacement of existing windows and doors with more robust systems, the replacement of the horizontal stucco bands at each floor-line with a new exterior insulated assembly, re-waterproofing of decks and a replacement of the main roof.
With the exterior cladding removed, RJC was able to properly assess the condition of the exposed post-tensioning anchors and recommended and oversaw the partial replacement of some strands in the concrete floors.
